Teri, thanks for joining us again. Just to level set a bit for folks who may have missed our last interview together, can you briefly introduce yourself?
I am an attorney, Board Certified – Civil Trial Law by the Texas Board of Legal Specialization. I work primarily in business litigation, such as contracts, leases and collections matters, including lots of real estate and construction disputes. Surprisingly, many lawyers who work in litigation do not actually try cases, since most cases will settle before trial.

To be Board Certified in Civil Trial Law requires several years of experience, and a minimum number of trials involving disputes over $25k, plus recommendations from at least 10 lawyers and a judge. Once qualified, you have to take a written test that can cover a wide variety of types of cases and issues. I have been licensed since 1988, and became Board Certified in 2006, and have had my own practice since 1997.

In addition to my legal work, I have a Real Estate Brokers’ license, and manage my own rental properties. as well as residential rental properties for clients.

It feels Good to Prevail!

Awesome, so we reached out because we wanted to hear all about what you have been up to since we last connected.
We have been extremely busy over the last few years, in spite of the Covid disruptions, doing lots of work for executors and administrators of estates, particularly in clearing title to real estate and evictions, as well as an increasing number of mechanic’s liens and adverse possession claims. I am preparing to give a talk to attorneys later this year on the subject of usury, an area which is poorly understood in general, and for which the penalties in Texas are severe.

Life is often about tough choices – can you talk to us about your thought process, strategy or philosophy when it comes to making difficult choices or tradeoffs.
Sometimes you are faced with a choice of alternatives where neither is clearly “better.” I have found that a good way to make decisions like that is, after having considered all the pros and cons of each, just pretend that you have already made a decision. Just pick one – it doesn’t matter which. Usually, after a couple of days of beginning to feel like you’ve chosen, and making plans based on that choice, you will find that either you feel good about the choice (meaning your “choice” was a good one), or you begin to question it and regret the “choice”, meaning. that your real decision should be the other option.
