We had the good fortune of connecting with Matthew Mulvany and we’ve shared our conversation below.

Hi Matthew, can you walk us through the thought-process of starting your business?
It didn’t take working in the real estate industry very long for me to recognize that home buyers, particularly in new home construction, were in need of honest representation by someone who would present all of the facts and not leave out important details to please a realtor or builder. My primary goal in starting Home Data Inspection Services, PLLC was to provide just that. I knew before I even started my business that this would be an uphill battle because home inspectors largely depend on realtors for referrals and most realtors do not prefer a thorough or picky inspector. My wife and I operate Home Data as a team and are passionate about building science and helping people through what is often a very stressful process. After seeing how so many other inspection companies operated, performing an inspection, sending out the report, and then often not being very available to follow up or answer questions – I knew that we could provide a better, more personable, and in-depth service to each of our clients. I encourage our clients to consider me as a resource and call if they ever have any home or building science related questions that we may be able to assist with.

Let’s talk shop? Tell us more about your career, what can you share with our community?
The purpose of a home inspector is to take a detailed look at the systems and components of a home that our client is interested in purchasing and report back on our findings. The report is often used as a negotiation tool at the closing table for resale homes, or is used to hold a new construction home builder accountable for something that was improperly installed or may cause problems with the home later down the road. Often, these inspection reports help get either 10’s of thousands of dollars discounted from the sale price of the home, or 10’s of thousands of dollars worth of repairs done on items that are in need – like the roof, foundation, or even water supply distribution system (water pipes). Here in Texas (and many other states), the state has defined what is “required” of a licensed home inspector. My wife and I try to always go above and beyond these requirements because we believe that determining the level of importance of deficiencies found within a home should be left to the buyer to decide. This is why we try to document even some of the most minor conditions observed during the inspection.
On every home inspection we perform, we include data obtained by using state-of-the-art equipment such as digital foundation readings obtained by using a Zip Level which is a digital altimeter, a full home thermal imaging (infrared) scan of the interior of the home which can help identify several conditions not visible to the naked eye. These conditions include, but are not limited to, moisture hidden behind a fresh coat of paint, missing insulation behind drywall, and overheating electrical connections. We also bring a drone equipped with a 5k camera to help put eyes on areas of the roof that may otherwise be considered inaccessible due to safety reasons like older or wet shingles.
One of the things I think I take the most pride regarding our company and past work is the feedback that we have received from our previous clients in the form of Google reviews – we have been blessed with many clients who have went well out of their busy way to share their experience that they had using our services.
We truly love our work in the home inspection industry for several reasons. We have the opportunity to meet and help new people coming in from all around the world and see new homes, designs, and architecture every day. We find that there is a certain level of nobility involved in our everyday work. We have a duty to our clients and to each home – that when performed correctly – can not only save a client possibly tens of thousands of dollars but potentially save lives that we never hear about because the accidents never have the chance to happen.

If you had a friend visiting you, what are some of the local spots you’d want to take them around to?
I am an outdoorsman myself and enjoy anything near the water so several of my stopping points would be places like Lake Conroe, Lake Travis, and Galveston. The Houston skyline is gorgeous and there are some really cool spots to visit downtown like the zoo or the Buffalo Bayou.
