We had the good fortune of connecting with Misty Flanagan and we’ve shared our conversation below.

Hi Misty, can you share the most important lesson you’ve learned over the course of your career?
The most important lesson that being an entrepreneur has taught me is that you have to fail to succeed. Failing is how we learn. Failing is how we determine the necessary changes needing to be made to succeed. Failing is how we grow as people and as business owners. Expect to fail & embrace it. I believe most entrepreneurs are over achievers that come from a background where failure was not a regular occurrence so when we fail at building our own businesses, it hits extra hard. Why can we be such a good employee but not a good business owner? Well, because being a business owner is NOTHING like being an employee. Even if you are at the executive level as an employee, it’s simply not the same. There is a learning curve that isn’t taught to employees. That learning curve can’t be taught in my opinion, it needs to be learned along the way. Failing oddly enough also creates the confidence you need to be a successful entrepreneur. To pick yourself up time & time again and continue to build the life & business of your dreams is 1 of the hardest things you will ever do. But it’s also 1 of the best things you will ever do. I am a completely different person because of this journey & because of the success, but mostly because of the failures. I have proven to myself that I can do this & that I will do this & that anything is possible. And now I look at failure in a completely different light. I welcome it because I learn so much each time there is a hiccup in my businesses. And now my motto is “you only fail if you quit” and I will never quit.

What should our readers know about your business?
I have been a full-time real estate investor for almost 4 years and now have multiple businesses in real estate. Guideway Investment Partners was the start of our journey in Nov. 2016.  With that business we have done flips and passive investing and I currently am helping other investors build their rental portfolios while also building our own. Elevated Development is a Houston based residential and commercial investor focused new construction firm that we created in Oct. 2018. Our focus is on new construction and we are currently building 24 townhomes in the inner loop area of Houston. We saw a need for an investor focused builder in the area so we created that service. Level Up Remodeling is a Houston based residential and commercial investor focused remodeling firm that we created the end of 2019. HER Mindset Matters REI Group is a community and 6 week group coaching program for women of all levels of real estate investing. We pair real estate investing techniques with very specific mindset techniques to help women in real estate launch their life and business to the next level. We couldn’t have done it or continue doing it without our amazing partnerships in each business venture, our REI community, and without 100% dedication. We saw needs in this industry and decided to do something about it instead of just talk about it and we could not be more excited to continue building these businesses and partnerships in our amazing community for years to come.

Any places to eat or things to do that you can share with our readers? If they have a friend visiting town, what are some spots they could take them to?
We LOVE Houston! It has all of the luxuries of a big city with a small town feel. And the food here is AMAZING! As business owners ourselves, we try to support local as much as possible. A few of our favorite places are The Rustic, Roost, Les Noodle, Henderson Heights, Platypus Brewery, Saint Arnold Brewery, BB Lemon, Osaka, Hay Merchant, and the list goes on! Whatever food you are craving, you can find in Houston! We live in the Montrose area and love running and biking on the Buffalo Bayou trails. Pre-COVID we enjoyed all of the outdoor markets and festivities in the area and are looking forward to those starting up again. Houston is an amazing city with amazing people!
