We had the good fortune of connecting with Jakob Patiño and we’ve shared our conversation below.
Hi Jakob, what was your thought process behind starting your own business?
From a young age, I’ve always had an entrepreneurial spirit. My first “business” began in elementary school when I started selling pencils, pens, and desk toys to my peers after noticing the high prices at the Scholastic book fair. I remember feeling embarrassed because the $20 my parents gave me wasn’t enough, while my classmates were spending $50-$200 on picture books. Coming from an ethnic middle-class family, we often shopped at the 99 Cents Store and Dollar Tree for school supplies. My mom, who worked at my elementary school and was aware of the price gouging, would buy similar items from these stores. I still remember her saying, “We can get three of those for the same price at the store.” My classmates always thought I was cashing out at the book fairs, so selling them a dollar store eraser for $3 or $4 seemed like a great deal to them. This went on from first grade until middle school when Smencils came about. Competing against disruptive technology was tough when I still had training wheels on my bike.
My entrepreneurial journey picked back up in junior high. Growing up playing sports (basketball, baseball, football, soccer) and with my father being a regional manager for Sports Authority, I was naturally in tune with the brand deals athletes were getting at the time. My Christmas lists consisted of LeBron James and Kevin Durant basketball sneakers, Ronaldo Mercurial cleats, and Galaxy Foamposites (still on my wishlist). This was my introduction to sneaker culture. I began flipping and reselling sneakers and cleats to my teammates in junior high, which grew over time to classmates, then friends of friends, family members, and eventually Facebook Marketplace. By high school, I was buying tables and booths at sneaker expos across the city, trading and reselling sneakers with my little brother. Being a student athlete and active Boy Scout, it was almost impossible to find a job that would accommodate my schooling and extracurricular activities. On top of that, the cash flow from my sneaker sales was more than any hourly pay I could earn as a 16-year-old with no “work” experience. Unfortunately, my sneaker empire began to crumble going into 2017 with the introduction of sneaker bots, bringing me to me knees yet again at the feet of disruptive technology.
In the fall of 2017, my best friend Jaydon and I discovered an entrepreneurial opportunity in our high school that changed my life forever: breakfast sandwiches. As student athletes, we were encouraged to participate in morning workouts before first period. While the workouts were enjoyable, the appetite spike and lack of breakfast options at our school was a problem. Jaydon and I, who already enjoyed cooking for our families, began selling our breakfast creations in the locker room to student athletes. We went to a reputable 6A school, so our linemen and powerlifters quickly became walking billboards for our side hustle. Word spread fast, and demand skyrocketed before the weekend. In a matter of days, we became micro-celebrities at our school, known as “the sandwich men.” From October 2017 to January 2019, we were pulling in between $1,000 to $2,000 a week, spending only $350 on supplies and an hour a day on preparation. We even worked out a deal with another friend at a different high school in our district, teaching him our recipe and methods in exchange for 20% of his weekly revenue.
This experience taught me that sales is fundamentally about problem-solving and value exchange. If you can identify a pain point, package a solution with an offer, and market it to an audience who values your service or product more than their dollar, you will succeed. Taking this approach into real estate, I aim to solve problems rather than just sell houses. This strategy enables me to create authentic connections and foster relationships that result in referrals and long-term success.

For as long as I can remember, my thoughts and focus have always gravitated towards the elevation and empowerment of others around me. My upbringing in scouting and team sports established a foundation grounded in servant leadership. This early involvement taught me the value of teamwork, discipline, and the importance of uplifting those around me. It was during my time at the University of Houston, where I studied Athletic Training and Organizational Psychology, that I began to peel back the layers of human behavior. This academic pursuit helped me realize that our physical and mental well-being is greatly influenced by our environment. This understanding became a cornerstone of my career philosophy, highlighting the importance of creating supportive and nurturing spaces for personal growth.
What sets me apart in the real estate industry is my holistic approach to client service. I view real estate not merely as a transaction but as a crucial element in the overall quality of life for my clients. By integrating principles from athletic training and psychology, I strive to create environments that foster physical health, mental well-being, and personal growth. My mission spans beyond leasing, buying or selling homes; it is to educate, empower, and enrich the lives of others in pursuit of their dreams. This commitment to comprehensive service and personal empowerment is what I am most proud of in my career.
One of the biggest challenges I faced was blazing a path for my life that was not laid out for me. Leaning into myself for answers, I always tell myself, “If you can’t find something, build it.” This mindset led me into real estate, where I could invest in my community by buying distressed homes, flipping them, and creating rental opportunities for lower-income families and students. This endeavor serves as a stepping stone for networking and capital acquisition, with the ultimate goal of opening a community center in the Third Ward.
My vision for this community center is a three-building complex featuring an outdoor/warehouse gym with free public fitness classes, an educational/creative space for content creators, musicians, podcasters, and a computer lab equipped with asset software that might be inaccessible to low-income families or students. This center will provide a platform for entrepreneurs and creatives to network and teach the younger generation about their journeys and business models. Additionally, a loft-style café will offer job opportunities to the Third Ward community and students, serving as a deep workspace for school or personal projects.
The core message of my brand is that real estate is not just about property; it’s about creating spaces that support and enhance our lives. I want to impact my clients and community by providing environments that are conducive to achieving their goals and visions for the future. I aim to be a trusted advisor who guides clients through one of the most significant decisions of their lives with care and expertise. What I want people to know about my journey is that it has always been driven by a desire to serve and uplift others. My story is one of continuous learning, dedication to service, and an unwavering commitment to making a positive impact through real estate.

Travel to Midtown: We’ll head back to my place in Midtown, catching up on life and discussing the exciting week ahead. The drive through Houston gives us a chance to take in the city’s dynamic skyline and vibrant neighborhoods.

Arrive at the Apartment: I’ll help Jaydon unpack and settle in, giving us both a chance to relax and recharge after the journey and meal. Midtown’s central location will make it easy to explore the city.

My go to is a cherry sprinkled donut, apple fritter pastry, cinnamon roll, and 3 sausage and cheese kolaches.

Spend the early afternoon at Space Center Houston, the official visitor center of NASA Johnson Space Center and personal favorite (my grandpa was an engineer at NASA for the Apollo 11 moon landing). Highlights include:

Who else deserves some credit and recognition?
I owe much of my success and where I am today to several incredible individuals and influences in my life. First and foremost, I want to give a heartfelt shoutout to my parents and all four of my loving grandparemts. Their unwavering support, love, and guidance have been the bedrock of my journey. From a young age, they instilled in me the values of hard work, perseverance, and integrity. My mom’s resourcefulness and my dad’s dedication to others and work ethic were daily lessons that shaped my entrepreneurial spirit.
Additionally, I want to recognize my best friend and business partner, Jaydon. His partnership during our high school venture into breakfast sandwiches taught me the importance of collaboration and teamwork. Jaydon’s belief in my ideas and his relentless work ethic were pivotal in our early successes, and his friendship continues to be a source of strength and inspiration.
I also want to thank my freshman football coach, Marwan Singleton, for his guidance and support during my early ventures in the sneaker and sandwich businesses. Coach Singleton taught me to embrace who I am and find success within myself, rather than striving to be like someone else. His lessons on authenticity and self-acceptance continue to resonate with me and have played a significant role in shaping my entrepreneurial journey.
